The Location

Located on the corner of the busiest boulevard in Manzanillo and a very busy heavy residential cross street. Since opening in mid 2009, multiple business have opened, joining the revitalization of the North Santiago section of the Boulevard, some of which are 3 michelada bars, 1 mescal bar, a national chain gas station, 2 national chain convenience stores, international deli and Mediterranean restaurant/boutique hotel.

The Menu

15 signature pizzas to choose from or create your own with over 30 ingredients, specializing in unique ingredients not found on any other pizza menu. Hand-made, oven-baked, Focaccia tortas, 4 different flavours to choose from. 2 salad choices and an amazing oven baked lasagne with hand-made, garlic-infused Focaccia. Also licensed to serve beer and wine.

Delivery

Currently using one car for deliveries. Using a car is an advantage during the rainy season as other pizzerias cannot delivery given that they all use motorcycles.  Current delivery radios, approx. 6km.

The Hours of Operation

Currently open 6 days a week, closed on Tuesdays. Posted hours of operation are 4pm to midnight, however owner and staff come early to prep and often take orders as early as 2pm.

The Equipment

Included in the sale price is all equipment. Some of the larger equipment includes: Fagor 3-door cold table, 2 stainless work tables (2m x 1m), 3 large shelving units on casters, 2-door 36sq foot fridge, 30l mixer, large custom built stainless 2-sink wash station, custom built 4 burner stove, small drop in freezer and impressive large brick oven with thick iron doors and accents.

The Clientele

This is not a seasonal business! Over 90% of the sales are generated from locals and holidaying nationals. Open all year long, some of the busiest times are during the international tourist “low season” (August 2010, currently the highest monthly sales to date). Manzanillo is a holiday destination for thousands of nationals from Guadalajara and México City. It is not uncommon for clientele, from more than 15km away, to call in an order for pick up.

The Pizza

This pizza is one of a kind, conceptual, thin-crust pan pizza at its best. Cooked in an impressive, one of a kind red-brick, gas/wood oven. Using local hardwoods to heat the upper portion of the oven as well as to flavour the pizza with rich smoke, the bottom gas grill offers a regulated heat to evenly brown the crust perfectly every time.

Promotions and Advertising

None to date, word of mouth and quality of product have been the success of branding this business.

Growth Potential

Now that the brand is established, there is much potential for growth. Some examples for generating greater income are: extending operating hours, expanding delivery area, selling by the slice, advertising campaign and promotions.

Let me try to put all of this down for you the best I can. First of all you have luxury 220 acre golf and fly fishing destination that has been voted in the top 15 in the world. Golf digest voted the club when it opened in 2003 as the 6th best new upscale golf course in USA, and just recently 2008 voted the club as one of the “Best Places to Play in Northern America” and gave us a 4 star rating, we would have had a 5 star if we had a hotel. And we are surrounded by 2 million acres of national forest.

We are in the process of building 30 luxury villas next to the golf course on a stream. These villas will also be rented out just like a hotel would. The income from these villas should exceed $3m in the next 3 years, not counting the rental. There may be another 12 adjacent acres available as well.

The resort consists of a luxury club house that is over 25,000 sq ft built from 10” wide logs and 52 ft high ceilings. It includes a restaurant with fine dining that holds over 120 seating, also the bar and grill that was voted the best 19th hole in Colorado, this includes flat screen TV’s. A beautiful fitness center with views of the mountains, golf course and the lake, men’s and women’s locker rooms and his and hers steam rooms, spa, pro shop, underground heated parking for the carts, 2 large separate meeting rooms upstairs for private functions that would hold over 50 people each, and 3 private offices for the owner or president of the club. We also have 3 offices on the main floor for secretary, sales, and GM.

Next to the Club house we have a swimming pool complex with a Jacuzzi for adults and a separate pool area for children, this includes a separate locker rooms. We have 2 tennis courts next to the pool complex.

On the property also is a beautiful fishing lodge on the river. This is where members can relax after fishing the 1.5 miles of private gold medal fishing and watch football games there on 3 flat screen TV’s and a pool table, leather furniture and a full kitchen, or just sit outside and relax on the deck and watch the river flow.

The area that is being developed is a 6 acre site. An additional 12 acres that can be purchased next to the club house for development. A major ski area is only 15 minutes away; it has the most snow in the state of Colorado with no accommodations at all. To build this golf course and club house and all the facilities would cost you over $25m. We also have water rights from the river to water the golf course. This is a luxury in Colorado that not too many people have. The water rights alone is worth over $2m.
